摘 要 我国的发展建设正顺利的沿着党的领导思想逐步实现，其中在经济方面的增 长尤为迅速， 再次细分， 发现加快经济持续增长的最大的原因归结为房地产企业 的发展。众所周知，房地产业的快速崛起，其核心问题——不均衡不充分、金融 和和住房库存率居高不下的问题越积越高， 一线城市和准一线城市房价高得另大 多数人止步。 2011 年，国家开始出台相关政策对房地产业进行调控，将该产业 的信托基金政策逐步回拢， 在一年后开始转向兑付方向。 在这新的一系列房地产 调控政策下，北京、上海等主要城市商品房交易量明显下降，并在资金方面难以 维系，这一系列的问题使得房地产行业遭受重创， 也使许多相关行业 “殃及池鱼”。 在现阶段的发展进程中，我国的房地产已经完全进入市场调控状态，但保持 健康持续的增长方式已经遭遇困难， 导致其出现的具体原因——没有多样化的融 资渠道，没有形成完善的制度， 因此本文以保利地产为例，旨在通过对房地产企 业的不同的融资方式的分析， 特别是以 REITs 为新的融资手段， 全面分析房地产 现有状况和现行融资问题，找出其可以攻略的切入点，提出问题解决问题， 为中 国房地产行业健康持续发展提供参考。 关键词： [ 房地产信托基金 ] [ 融资方式 ] [ 可行性分析 ] ABSTRACT With the Chinese economy entering a new era, the development of real estate enterprises has also become a new driving force to sustain the sustained economic growth.
