PAGE I 基于线性回归的北京市房地产价格影响因素分析 摘要 我国经济的快速发展促使房地产业大步向前。在我国的房地产市场中，不同地域有不同的价格，价格发生分化。研究该现象的原因，影响房地产价格的因素是多方面的。我国房地产价格已连续增长10余年，在进入2016年以后，房价仍呈现只涨不跌的局面。房地产作为一种经济商品，它的价格是由其价值和供求关系共同决定的。本文以北京市为例，从房地产价格的相关理论出发，结合国内外学者相关研究文献，以北京市房地产市场的具体数据为基础，多角度分析北京市房地产市场的现状，对北京市房地产市场价格的影响因素从成本、供给和需求方面多角度综合地进行了分析，并对这些因素进行了实证研究，对此提出相关建议，促进房地产业健康发展。 关键词：多元线性回归模型；房地产价格；影响因素 Abstract The rapid development of China's economy has pushed the real estate industry forward. In China's real estate market, different regions have different prices, and prices have been differentiated. To study the causes of this phenomenon, there are many factors affecting the real estate price. China's real estate prices have been increasing continuously for more than 10 years. After entering 2016, the price of real estate still shows a situation of only rising but not falling. As an economic commodity, the price of real estate is determined by its value and supply-demand relationship. This paper takes Beijing as an example, starting from the relevant theories of real estate prices, combining with the relevant research literature of domestic and foreign scholars, and based on the specific data of Beijing real estate market, analyzes the current situation of Beijing real estate market from various angles, and comprehensively analyses the influencing factors of Beijing real estate market price from the aspects of cost, supply and demand, and also makes a comprehensive analysis of these reasons. Su carried out an empirical study, and put forward relevant suggestions to promote the healthy development of the real estate industry.
